A dated cost sheet for an exact unit is more useful than a starting price. Check the tower, floor, unit number, configuration and area used in the calculation. Ask the sales team to identify compulsory, conditional and optional amounts.

Map each line item

Review the base consideration, floor or location premiums, parking, club or facility charges, power backup, infrastructure-related charges, maintenance deposits, applicable taxes and registration-related amounts. Confirm whether any item is estimated and what event can change it.

Map each due date

Compare the payment plan with construction milestones and your loan disbursement process. Estimate pre-possession finance cost, rent during the wait, interiors and a contingency. Then model the first year after possession with maintenance, utilities and commuting.

Do not compare two units until both totals use the same assumptions. Tax, stamp duty and offers can change; obtain current written figures and review contractual and financial implications with qualified advisers.
