Test the apartment

Look for flexible rooms, workable storage, lift dependence, step-free routes, bathroom access, daylight and ventilation. Consider whether furniture can change without blocking circulation. A study or extra bedroom is valuable when its dimensions support more than one use.

Test ownership

Estimate maintenance and renewal costs, travel time and the effort of managing the home if you live elsewhere. Review the neighbourhood services that exist today and official plans without assuming future delivery. Consider rental practicality, but do not rely on promised rent or appreciation.

Score the home against your current needs, likely future needs and financial resilience. Revisit the score after reviewing legal documents and the full cost. This approach cannot predict the future, but it exposes trade-offs before they become expensive.
